Please be aware and make note of our policies before booking. As a small, family business our policies are in place to protect us and we must adhere to them strictly.
Check In/Out and Office Hours
Check in is from 3pm to 5pm and Check out is at 11am. After hours check in is no problem at all as your room will be ready and waiting for you. While our house is attached to the inn and someone is almost always close by for any needs, normal office hours are from 8am to 5pm.
At the time of booking, a 50% deposit will be taken to secure your reservation. If your travel plans change and you must cancel your reservation, please call us at least ten* days prior to your arrival date to cancel your reservation to receive a full refund of your deposit, less a $25 processing fee. In the case of a one night reservation, a non-refundable deposit of the full amount may be required. Room number may also be subject to change.
*30 days notice required for full house bookings. Bookings made through third party OTAs are subject to the cancellation policies listed on those specific sites.
In the unfortunate and unlikely event that an emergency should arise and you must cancel, shorten, or otherwise modify your reservation outside of ten days from the date of your check-in, no fee will be charged. If the changes are made ten days or less from the check-in date you will be responsible for the entire reservation. When booking through third party OTAs (Expedia, Booking.com, etc), this period may be extended and must be handled through the travel partner directly.
Dogs are welcome in Rooms 2, 3 and the Bungalow and require a $50 cleaning fee. While our four legged friends are welcome on the breezeway and around the property, we do ask that you are respectful of our other guests. Pets are not allowed in the reception area for the most notable reason that it is where we serve breakfast and an unwelcome, stray hair could quickly ruin another guest’s experience.
Children are welcome in our family suites and Bungalow. We ask that any children under the age of ten be accompanied by an adult while in the reception area and roaming the property. With all that said, they are absolutely going to love feeding our koi and exploring Manteo.
The same location and setting that make Roanoke Island and the Outer Banks a beautiful destination also make it susceptible to extreme weather events such as hurricanes. In the event of an evacuation of Roanoke Island, you may cancel or move your reservation for no charge. If no evacuation is ordered and you decide you would rather reschedule your reservation, that will be done at no charge as well.
